Kitchen update for under $10,000

We have found 2018 to be an interesting year so far, housing sales are down, people are doing fewer large renovations, and homeowners are looking to update kitchens and bathrooms on a budget.

So we have put together a few ideas to update a kitchen on a budget.

Kitchen cabinetry is great place to start. You have a few options to choose from…..those being repaint, re-stain, or replace the doors. Adding new hardware will be also update the look of your cabinetry with minimal cost.

Another great option is to replace old, dated, or damaged countertops. We suggest going with quartz as it is incredibly durable and requires no sealing. A clean looking profile will also help with this update. You will find that quartz colours are endless and many home owners find a complimentary colour very easily.

Backsplashes can also be a reason for a kitchen looking dated, but with the incredible selection of tiles on the market today, this is easily changed. You can choose from glass, marble, ceramic, metal…….they are all beautiful. We suggest going to your local tile store and picking up a few samples to take home, once you select a favourite you’ll be ready to update.

Flooring can be a big issue for many home owners, especially if the tiles are dark colours, the grout is cracked, or they are damaged. If you are on a budget tiles can be costly….but if you shop around you can get some great deals. We suggest going with smooth tiles over textured ….especially in a kitchen. If your kitchen lacks personality look at encaustic tiles…..you can’t go wrong with these.

Lighting is one of the most important elements of any kitchen, we suggest looking at LED energy saver lights. We love pendant lights for islands as they add light and visual interest to any kitchen. A rule we have with lighting is you can never have too much….but we do suggest adding dimmers to control the amount of light when necessary.

Finally, sinks and faucets…..look to update to a more modern faucet and an undermount sink and you will instantly see the difference. You have a huge array of both sinks and faucets to choose from but you need to make sure these fit with other updates taking place in your kitchen.

Remember to plan out any updates, figure out the cost of them and your budget….you do not want to get half way through your updates and find out the things you selected are no longer available or that things cost more than you planed for in the budget.
